Growth in the Classroom: What Conroe ISD’s New Enrollment Study Means for Your Home Value
If you’ve lived in Conroe, The Woodlands, or Spring for more than five minutes, you know one thing is certain: people want to be here! As a local real estate professional with over 14 years of experience helping families find their forever homes, I always keep a close eye on our schools. Why? Because school district health is the #1 driver of property values in Montgomery County.
A new demographic study by Zonda Demographics, recently presented to the Conroe ISD Board of Trustees, gives us a fascinating look at where we are headed. The study projects that CISD enrollment will climb to 73,000 students by the 2030-31 school year.
What Does the Data Tell Us? While this 73,000-student projection is slightly more conservative than previous studies, it still represents a massive influx of families. Over the last four years alone, the district has grown by over 5,000 students. For homeowners and "move-up" families in areas like Porter, Willis, and Magnolia, this is a signal of sustained demand.
Interestingly, the study noted a slight increase in students leaving the district year-over-year, but the influx of new families—especially those with children entering 9th and 10th grade—remains the dominant trend.
Spotlight on High-Growth Areas If you live near these schools, you are in the "hot zone" for real estate activity. The study highlights that by the 2027-28 school year, enrollment will be highest at:
- High Schools: Conroe High, Grand Oaks, and College Park.
- Junior Highs: McCullough and York.
- Elementary/Intermediate: Bartlett, Derechin, Patterson, and Cox.
What This Means for You
- For Sellers: If you are in the $200k–$600k price range, your home is exactly what these incoming families are looking for. High enrollment usually leads to new facilities (like the upcoming Kacy Arnold Elementary and Lynn Cartwright Junior High), which further increases local desirability.
- For Buyers: Competition for homes in top-tier school zones will remain steady. It’s more important than ever to have a local expert who knows the "ins and outs" of the Conroe and Woodlands markets.
