Decoding Your 2026 Montgomery County Property Tax Notice: What Conroe & The Woodlands Homeowners Need to Know

If you live in Conroe, The Woodlands, or the surrounding northern Houston suburbs, you’ve likely just received your 2026 Notice of Appraised Value. For many move-up families and first-time buyers in our $200k–$600k market, seeing a higher number on that paper can be a major source of stress.

As a Realtor with over 14 years of experience right here in Montgomery County, I want to help you cut through the confusion. The "Truth" is that a higher appraisal doesn't always lead to a massive tax bill—but you have to know how the system works.

Market Value vs. Assessed Value

On your notice, you’ll see two distinct numbers. Understanding the difference is key to your peace of mind:

  • Market Value: What the county thinks your home would have sold for on January 1, 2026.
  • Assessed Value: This is the capped value used to calculate your taxes.

If you have your General Homestead Exemption in place, your assessed value cannot increase by more than 10% per year, even if the market value exploded by 20% or 30%. This "cap" is one of the most powerful tools Texas homeowners have to keep their mortgage payments predictable.

The $140,000 School Tax Exemption

2026 is a record-breaking year for tax relief in Texas. Following recent legislation, the homestead exemption for school taxes has reached $140,000.

  • How it works: If your home is appraised at $400,000, the school district (usually your largest taxing entity) will only tax you as if the home is worth $260,000.
  • Seniors & Disabled Homeowners: If you are over 65, you qualify for an additional $60,000 off, bringing your total school tax exemption to $200,000.

Don’t Miss the May 15th Deadline

You have until May 15, 2026 (or 30 days after your notice was mailed) to protest your value. If you feel the county has overshot the mark, now is the time to act.
