You aren’t alone. I’m Bren Brewer, Your Favorite Realtor, and two years ago, I gave you the straight talk about solar contracts. But in 2026, the game has changed entirely—and the situation has become more complex for homeowners right here in Conroe and The Woodlands.

The 'Solar Gold Rush' has turned into the 'Solar Shakeout,' and if you aren’t paying attention, it could have a serious impact on your home’s value and your ability to sell.

Why is the "Solar Shakeout" Happening Now?

In 2024 and 2025, the solar industry saw a wave of corporate bankruptcies and closures. High interest rates, shifting business models, and poor long-term planning led major installers like SunPower, Titan Solar, and many regional players to pull out of markets entirely—including Texas.

This left thousands of Texas homeowners stranded. They have the panels on their roofs, but the company they are paying, or the company that promised them a 25-year warranty, simply doesn't exist anymore.

The Rise of "Orphan Systems" (and Why Scammers Love Them)

We are now seeing an epidemic of what we call "Orphan Systems." These are solar setups sitting on roofs that are fully or partially operational, but the original installer is gone.

This creates three major issues:

  1. Dead Warranties: Your workmanship warranty vanished when the company did. If your roof starts leaking or an inverter fails, you are calling a disconnected number.
  2. No Service Partner: Many local repair companies are hesitant to touch an orphan system because they don’t want the liability of fixing someone else’s (possibly sub-par) work. Finding someone to inspect or repair your 'zombie' system can be difficult and expensive.
  3. The "Rescue Scam": Scammers know about these orphan systems. They are now going door-to-door (or using online ads) claiming to be part of a 'new state program' to 'rescue' your dead panels for 'free.' Spoiler alert: It is never free. They are almost always trying to lock you into a new, high-interest financing plan.

New Texas Laws (SB 1036) and Consumer Protection

There is some good news. The state of Texas final passed and implemented SB 1036 in early 2026. This new law was designed to stop the high-pressure, deceptive sales tactics that the industry had become known for. It now requires:

  • Explicit State Registration: Solar companies must be registered with the state and provide verifiable licensing data.
  • Clear Contract Disclosures: They must clearly outline whether the agreement is a lease, loan, or purchase and state any escalations, liens (like a UCC filing), or early termination fees.
  • The 3-Day Right to Cancel: Homeowners have a mandatory 3-business-day cancellation window.

While these laws protect new buyers, they don’t necessarily help those who are already stuck with an orphan system from a bankrupt company.

Look, I'm Anti-Scam, Not Anti-Solar.

I need to be very clear: I love seeing my clients save money on their utility bills. I love energy efficiency and helping local families build equity. But I hate seeing our neighbors in Conroe and The Woodlands get stuck with a $40,000 debt for a system that’s essentially a giant paperweight on their roof.

Solar is a major home improvement, and like any improvement, it needs to be made strategically. If you already have panels (financed or owned), or you’re thinking about them, you must understand the data before you proceed.

So, Does Solar Add Value to Your Conroe or The Woodlands Home?

This is the big question everyone has. In 2026, the answer is... it depends.

If your system is fully owned (not leased or financed) and you have the data to prove your utility savings, yes, it can add value and give you a great marketing edge.

But if your system is financed with a high-interest loan and a UCC lien on the property, or if it's an orphan system that may or may not be functioning correctly, it can become a significant hurdle. In many cases, it can turn into a liability, making your home less attractive to buyers who don't want to inherit the financial and logistical headache.
