Step-By-Step Guide to Protesting Your Taxes

If you opened your 2026 appraisal notice and disagreed with the value, you aren't alone. Many homeowners in Willis, Magnolia, and Spring find that the county’s "mass appraisal" system doesn't account for the unique details of their specific home.
The good news? Protesting in Montgomery County is more user-friendly than ever. Here is my 2026 playbook for a successful protest.
Step 1: File Online at MCAD-TX.org
The fastest way to start is the Online Protest. Use the "Online Protest ID" found on your notice to log in to the Montgomery Central Appraisal District portal.
- Bren’s Tip: When asked for the reason for your protest, check both "Incorrect Market Value" AND "Value is Unequal." This allows you to argue your case from multiple angles.
Step 2: The "Hidden" Online Settlement Offer
Once you file, keep a close eye on your email. Many homeowners receive an Online Settlement Offer before they ever have to schedule a hearing. If the county reviews your evidence and offers a lower value that you’re happy with, you can "Accept" it digitally and settle the matter immediately.
Step 3: Gather "Ugly" Evidence
To win a protest, you need data. This is the only time I’ll tell you to focus on your home's flaws!
- Photos: Take pictures of foundation cracks, old flooring, roof damage, or outdated kitchens.
- Estimates: Get a written quote for any major repairs your home needs.
- Comparable Sales (Comps): You need a list of similar homes in your neighborhood that sold for less than your appraised value.
Step 4: The Informal Hearing
If you don't settle online, you’ll have an Informal Hearing. This is usually a professional, one-on-one conversation with a county appraiser. Be polite, present your photos and your sales data, and ask them to meet you at a fair market price.

The deadline for all 2026 protests is May 15th. Don't wait until the last minute!
