July 2025 housing market data is in for Conroe, The Woodlands, and surrounding areas — and it’s delivering an unexpected twist. Summer is usually one of the hottest seasons for buying and selling homes in Montgomery County, but this July brought price adjustments that create unique opportunities for both buyers and sellers.

Big Picture — Conroe & The Woodlands Housing Market Trends

  • Active Listings (July 2025): 6,989

  • Median Sales Price: $330,000 (–5.7% from June 2025)
  • Median Days on Market: 40
  • Months of Inventory: 5.0

Compared to June, the number of sales stayed steady, but inventory ticked up, giving buyers more choices. The 5.7% month-over-month price drop is unusual for July, when prices typically hold steady or rise. This shift could signal increased buyer leverage, making it a great time to explore homes for sale in Conroe, The Woodlands, and neighboring communities.

The Woodlands Real Estate Market

  • Median Price: $678,075 (–7.6% from June)
  • Active Listings: 435
  • Homes Sold: 145
  • Median DOM: 11

Homes in The Woodlands are still selling in under two weeks on average, even with a notable price adjustment.

Conroe Housing Market

  • Median Price: $303,940 (–9.1% from June)
  • Active Listings: 1,425
  • Homes Sold: 279
  • Median DOM: 47

Conroe saw one of the sharpest price drops in the region, creating opportunities for buyers to negotiate while sellers will benefit from strategic pricing and professional marketing.

Spring Real Estate Trends

  • Median Price: $327,936 (–2.4% from June)
  • Active Listings: 1,916
  • Homes Sold: 409
  • Median DOM: 26

Spring remains one of the faster-moving sub-markets despite the slight dip in prices.

Magnolia Housing Update

  • Median Price: $308,500 (–11.9% from June)
  • Active Listings: 1,088
  • Homes Sold: 202
  • Median DOM: 63

Magnolia experienced the largest month-over-month price drop, giving buyers more flexibility when making offers.

Porter / New Caney Market Snapshot

  • Median Price: $275,495 (–6.6% from June)
  • Active Listings: 738
  • Homes Sold: 158
  • Median DOM: 43

One of the most affordable areas in Montgomery County, Porter and New Caney saw further price softening in July.

Lake Conroe Real Estate

  • Median Price: $335,000 (+0.7% from June)
  • Active Listings: 1,387
  • Homes Sold: 212
  • Median DOM: 61

Lake Conroe was the only sub-market to see prices rise, likely due to seasonal demand for waterfront homes and vacation properties.
