A New Chapter for Montgomery: Homeplace Community Blends Legacy with Lifestyle
Montgomery County is on a growth trajectory, and it’s not slowing down! Just when we thought we had seen it all, another exciting master-planned community is coming to the area. This time, it’s a development with deep local roots: Homeplace in Montgomery, Texas.
This new community is being developed on a 2,000-acre parcel of land that has been owned by the Randall family for three generations. Their decision to develop the land, in partnership with Rochester Development, is guided by a desire to "share their experience living in the area with other families" and cultivate a strong sense of community. What Makes Homeplace Unique?
The name itself, Homeplace, comes from the family’s original homestead, signaling a commitment to a community built on legacy and thoughtful design.
Key Highlights to Know:
- Location: The community is situated near FM 2854 and is conveniently next to Montgomery ISD’s Lake Creek High School and Creekside Elementary, a major draw for growing families.
- Development Plan: The initial phase will focus on 446 acres and will include plans for biking and hiking trails, emphasizing the preservation of the land's natural "country charms" and creating an outdoor-focused lifestyle.
- Timeline: Groundbreaking is expected in early 2026, with the first lots delivered to builders in 2027.
Growth in Montgomery is Undeniable
The announcement of Homeplace is part of a much larger trend. We, as a team, are constantly on the ground watching this area grow. Just recently, we were touring and filming model homes in another fantastic new neighborhood, Two Step Farm, which is also seeing incredible demand.
The sheer volume of new construction in Montgomery, Conroe, and the surrounding areas—including The Woodlands, Spring, and Willis—is a huge benefit for both first-time buyers and move-up families. It means more housing inventory in that desirable $200k−$600k price range, which helps keep our local market balanced and competitive for buyers.
If you’re considering buying a new construction home in this area, you know how quickly things change. Having a knowledgeable, local real estate expert is crucial to help you navigate builder contracts, phase releases, and pricing structures to ensure you get the best deal.
Ready to Make Your Move?
New communities like Homeplace will inevitably impact the surrounding real estate values. If you own a home in Montgomery, or anywhere in our service areas (Conroe, The Woodlands, Spring, Magnolia, Willis, Porter, New Caney, and Lake Conroe), you might be pleasantly surprised by how much your home is worth today.
It’s an excellent time to see if you have enough equity to comfortably move into one of these newer, amenity-rich communities.
