Myth #1: VA loans take too long to close.
The Truth: With a skilled VA-approved lender and an experienced agent, VA loans close just as fast as conventional loans. The average is 40-45 days, and often it can be done even faster!
Myth #2: VA appraisals are a nightmare.
The Truth: VA appraisals ensure the home is safe, sanitary, and sound. This protects you as the buyer from major, hidden issues. It’s a quality check, not a roadblock.
Myth #3: Sellers have to pay all the closing costs.
The Truth: This is completely false. Seller concessions are always negotiable. A VA offer is backed by the U.S. government, making it a strong and secure offer.
Myth #4: You can only use a VA loan once.
The Truth: You can use your VA loan benefit multiple times throughout your life, provided you have restored your entitlement.
Myth #5: VA loans are only for existing homes.
The Truth: You can absolutely use a VA loan to purchase new construction homes. Many builders in our area are familiar with the process.
Who Qualifies and How to Apply for a VA Loan
Eligibility for a VA loan extends to a wide range of service members and their spouses. Meeting the minimum service requirements is the key.
General Eligibility Requirements
- **Veterans:** Service requirements vary based on the period of service (e.g., wartime vs. peacetime). Generally, you must have served at least 90 continuous days during wartime or 181 continuous days during peacetime.
- **Active-Duty Personnel:** You become eligible after serving for at least 90 continuous days.
- **National Guard/Reserve Members:** You qualify with at least six creditable years of service or 90 days of active-duty service, with at least 30 of those days being consecutive.
- **Surviving Spouses:** Certain spouses of a veteran who died while in service, from a service-connected disability, or were totally disabled for a certain period before death may also be eligible.
The Step-by-Step Application Process
An experienced, VA-approved lender and agent are essential for a smooth process.
- **Obtain Your Certificate of Eligibility (COE):** This document proves you meet the VA's service requirements. Your lender can often get this for you electronically.
- **Get Pre-Approved:** A lender will review your COE, income, and credit to determine how much you can afford. A pre-approval letter strengthens your offer.
- **Find a Home & Make an Offer:** Work with a real estate agent who understands the VA loan process.
- **Complete the VA Appraisal & Underwriting:** Once the contract is signed, the lender will order a VA-certified appraisal. The underwriting process will also verify all your financial information.
- **Closing:** After all documents are approved, you’ll sign the final paperwork and get the keys to your new home.

- **Military Service Documents:** Your Certificate of Eligibility (COE), DD-214 for veterans, or a Statement of Service for active-duty members.
